It is March, the season of “spring cleaning,” and it is also the ideal time to put a property on the market. A persistent myth is believing that the photographer or Photoshop will “erase” the mess. The reality is quite different: the camera lens is merciless. It sees the dust, the trailing cables, and the accumulation of objects that our eyes are used to ignoring.

As a professional real estate photographer, my role is to manage light and composition. If I have to spend an hour tidying up, that’s one hour less spent enhancing your property. To guarantee the “Love at First Sight” effect, here is the essential checklist to follow before I arrive.

The Golden Rule: Depersonalize and Declutter

For a buyer to project themselves, they must imagine themselves in their home, not yours. The first step is to remove overly personal markers: family photos, collections, children’s drawings on the fridge. Then, free up space. In photography, “Less is More.” If you are hesitating about keeping a small piece of furniture or a decoration, remove it. The space will look larger.

The Room-by-Room Checklist

Here are the critical points I systematically check:

Kitchen: Absolute Sharpness

  • Countertops: Must be cleared. Put away blenders, toasters, oil bottles, and dish soap.
  • Sink: Empty and clean (no visible sponges).
  • Fridge: Remove all magnets and papers.
  • Trash can: Must be hidden (in a cupboard or pantry).

Bathroom: Spa Atmosphere

  • Toilet: The lid MUST be closed. This is the detail that kills a photo.
  • Shower/Sink: Remove shampoos, shower gels, toothbrushes, and the bath mat.
  • Mirrors: Wipe away smudges; reflections are unforgiving.
  • Linens: Put out clean towels, neatly folded or hung.

Living / Dining Room: The Living Space

  • Cables: Public enemy #1. Hide TV, internet router, and lamp cords (behind furniture or with tape).
  • Coffee table: Remove remote controls and TV magazines.
  • Cushions: Fluff them and arrange them harmoniously.

Bedrooms: Calm

  • Beds: Neatly made. Pull the sheets tight to avoid unsightly wrinkles.
  • Nightstands: Empty or with a simple lamp/book. No tissues or phone chargers.

Light: Let the Sun In
